Boulder acquires office and industrial assets leased to single tenants on a short term basis. These assets are valued at attractive pricing due to the uncertainty surrounding their lease term. The valuation impairment can be a result of a short term lease, termination option within 5 years of closing, credit tenancy, rent to market etc. Once the valuation impairment has been resolved through active and strategic management and the value add event has occurred, Boulder disposes of the asset.
